ACCENT RESIDENCE
RULES & REGULATIONS
1. RENT
A one month bond is required on arrival plus a minimum of 1 month in advance.
Thereafter, rental payments need to be paid monthly in advance & on time to
management. Please check that the information on your monthly rental receipt is
accurate.
2. BOND LODGEMENT
The Bond Money will be deposited to
Residential Tenancies Bond Authority (RTBA) and you will receive a receipt from
RTBA.
3. DEPOSIT:
When booking a room prior to the start of a signed lease, a $150.00 deposit is
requested. This is to secure the holding of your room. If you do not arrive and
or do not stay for at least the duration of one night, you forfeit this
deposit. Please refer to ‘Minimum Stay’ for further charges.
4. CONDITION REPORT
After you pay the Bond, you will receive
two Copies of Condition Report before you move in. This is a written document
detailing the state of the property, according to Heidelberg Square Management
Team. It is really important to check the condition of the property/room.
When you move out, the report will be used
to judge whether there is any damage to the property, apart from normal wear
and tear.
When you vacate your room, you will be
charged a cleaning fee of $35.00, which will be taken, out of your security bond.
This fee is for washing of all linen and general cleaning costs for the room
5. YOUR ROOM
Your room is furnished as agreed at the
beginning of your stay. Except BED and Build in Robe, Furniture can be removed,
exchanged for other available furniture or you can supply your own. Please
arrange this with us.
Should you require hooks, nails or screws
to put up posters, paintings or other decorations please ask us. We will put
them up for you.
Rooms may not be
used for cooking.
Rooms may not be
used for any illegal activity
7. RENT COLLECTION
Rent is collected the first week each month on
TUESDAY between 2.00 pm to 6.00 pm
FRIDAY between 2:00pm to
4:00pm

In
this case you still have to deposit the copy of receipt from the Bank or NET
BANK.
If you cannot see management to pay the rent on the nominated days, please
inform them so alternative arrangements can be made.
8. OVERDUE RENT
Unpaid rental will incur reminder notices, however if this is not rectified and
rent is more than two weeks late, your schooling institution will be notified
and you will be asked to leave.
9. MINIMUM STAY and TRIAL PERIODE
The minimum period of rental is one university semester. This is secured with
the signing of a lease on arrival. If your stay however is only on a casual
basis you will be charged a $150.00 deposit, that is payable on arrival and you
will be charged a casual rate of $35.00 a night payable in advance. If you wish
to continue with your stay, the deposit will become part of your bond and this
will be secured by signing a lease.
10. APPLICATION FEE
An application fee is applicable. Prior to the signing of any formal
documentation or lease you will need to make a payment of $30.00 as an
application fee. This is a non-refundable charge. This fee is to cover
associated costs to us as a result of your application. This is a once of
payment.
11. KEYS
On arrival you will receive front door and room key/s. If at any time you lose
your key you will be charged $50.00 for each key that needs to be replaced. If
at any time a locksmith is required the additional charges which may be
incurred will be payable by you.
12. CLEANING OF COMMON HOSTEL FACILITIES
All resident members share all facilities. Due to this we do ask that you
assist all to maintain a high level of hygiene by cleaning up after you have
used the kitchen, bathroom and/or laundry facilities. We also ask that you are
responsible for the cleanliness of your bedrooms and other personal affects.
13. VISITORS
If you require them to stay you must notify a Manager so the appropriate
arrangements for payment can be made. Casual stay is $35.00 per night. If you
breach this in any way you will be charged the $ 40.00 cost plus you will
receive a warning. If you breach this warning you may be asked to leave my
management. These rules are for the safety reasons and insurance purposes.
14. FIRE ALARM
Cooking in rooms and smoking within the hostel will active the fire alarm. If
this occurs all fees associated with this will be payable by you. Minimum charge
from the Security and Fire Service is approximately $500.00.
15. ROOM CHECKS
Regular room checks will take place and residents will be notified with one
week notice prior to the checks. However random checks will take place if
management has good reason to suspect any wrong doing by residents. No notice
required!
16. REFUND OF BOND
On departure you must leave a forwarding address. Within 14days the bond refund
(less expenses) will be forwarded to you by cheque with a letter directly from
RTBA.

4. Short Term Stay $ 35.00 per night Rates for trial period prior to signing a
lease and/or visitors
